Before you complete the application, please make sure you understand the following:
Any applicant who falsifies information on his or her application will not be accepted for residency. Next Generation Management & Accounting Services does business in accordance with the Equal Housing Opportunities Law and does not discriminate against any person because of race, color, religion, gender, handicap, familial status or national origin. Please be sure to contact management prior to filling out an application to ensure that you have met all the association's requirements. (Credit/Income Requirements, Pet Restrictions, Leasing Restrictions, etc.)
Prospective Buyers and/or 12 month lease applicants
Each applicant, 18 years of age or older, who will reside in the residence must complete the online application form and pay the fee.
Seasonal Short Term Lease Applicants (30 days - 11 months)
The primary applicant is the responsible party and must complete the online application form and pay the fee. The primary applicant is required to provide a list of all adults and/or children who will be residing in the residence.

Included with this completed application, all applicants must meet the qualifications outlined, provide the documents listed below, and ensure all information is accurate. You are required to provide:
Applicable to Emotional Support Animals / Service Animals Only: pet photo(s), vaccination record(s), rabies certificate(s), registration documents (if applicable), and an emotional support animal or service animal verification letter from a licensed physician, psychiatrist, or therapist authorizing the ESA, as well as any other supporting documentation for the animal.
- This completed application form
- Executed lease agreement or sales contract.
- U.S. state-issued photo ID or foreign equivalent.
- List of Additional Occupants
- Vehicle registration(s) and proof of insurance.

All leases and occupancy arrangements are subject to prior written approval by the Association. No unit may be occupied, and no tenancy may begin, without a Certificate of Approval signed by the Board of Directors. Occupancy is strictly prohibited until a Certificate of Approval has been issued, including but not limited to moving furniture into the unit, staying overnight, or engaging in any similar occupancy-related activities. If purchasing or signing a 12 month lease, it is required that individuals 18 years of age or older intending to reside in the unit must complete an application and obtain Board approval prior to occupancy. A completed application must be submitted at least twenty (20) days prior to the intended lease or occupancy start date. The approval process may take up to thirty (30) days, and applications will not be submitted to the Board for review until all required documentation has been received and the application is complete. The Board will review each application and provide a reason for any denial. If approved, a Certificate of Approval will be issued and delivered to the lessee. This application is subject to the terms, conditions, and restrictions of the Association’s governing documents. Any false or misleading information may result in denial of the application, termination of occupancy rights, and forfeiture of all deposits and prepaid monies.
Leasing Requirements
- All leases must be for a minimum duration of thirty (30) days.
- Units must be leased in their entirety. Subleasing of any unit is strictly prohibited. The accommodation of transient tenants is not permitted.
- Owners must notify the Board of an authorized lessee’s arrival at least forty-eight (48) hours in advance, providing the names of all occupants, their relationship to the owner, and the anticipated arrival and departure dates.
- Owners are responsible for providing tenants with the Association’s Rules and Regulations and remain fully liable for the acts and omissions of their lessees. Any violation of the rules by a tenant shall be deemed a violation by the owner.
- The Association will not issue keys to lessees; owners are responsible for providing key fobs directly to authorized tenants.
- The Board has the authority to revoke a lessee’s right to occupy the premises in the event of noncompliance with the rules. The Association also reserves the right to pursue eviction of tenants who materially violate the Rules and Regulations, Declaration, or By-Laws.
Occupancy Restrictions
The maximum number of occupants permitted per unit is based on unit size as follows:
- One bedroom / one bath: up to 3 persons
- Two bedrooms / two baths: up to 4 persons
- Three bedrooms / two baths: up to 6 persons
Sale Requirements
- Units are restricted to single-family ownership and occupancy.
- Any additional unit purchased must be primarily for family accommodation and not for rental or investment purposes.
- Transfers to corporations, partnerships, trusts (unless approved by the Association), or multiple unrelated owners are strictly prohibited.
- “Multiple ownership” is defined as ownership by more than members of a single family unit.
- All sales and transfers (except to existing apartment owners) require prior written approval from the Association.
- The seller must submit a Notice of Intent to Sell, which may include a demand for an alternative purchaser if the proposed buyer is not approved (with an executed purchase contract attached if applicable).
- The Association will approve or disapprove the transfer within 30 days of receiving a complete application.
- If approved, the Association will issue a Certificate of Approval executed by the President and/or Secretary.
Parcel “R” Lease Requirement
Every transfer of a condominium parcel must include assignment of the seller’s 99-year lease to an undivided 1/62nd interest in “Parcel R,” as required by the governing documents.
