There are certain requirements that must be met so that all windows at JBE will be similar in appearance and will be installed securely with appropriate fasteners that will survive the coastal environment.
Please note that all windows replaced must be similar to those being replaced, i.e., if a single hung window is being replaced then a single hung window must be used to replace it. Please see the attached to assist you in understanding the additional requirements necessary. Please also share the attached with your contractor so that they will also be quoting the correct replacement windows. Please note that all windows installed by a contractor other than SafeGuard are required to be inspected by our consultant. Any windows installed that are not in compliance with the windows and doors required and approved by the board will be required to be replaced with the approved windows at the owners expense. No one wants this to occur so please have your contract preapproved by the board. If you have any questions please reach out to discuss with Russ who is the boards representative for the window replacement project. In addition, the board has adopted a new Architectural Review Committee (ARC) form that must be completed by any owner making improvements to their condo unit and be submitted to the board for approval prior to work being performed on the unit. The Board of Directors of Jade Beach Villas East, Inc approved Safeguard Windows as the preferred contractor for window/door replacements. All owners that do NOT currently have "Impact Hurricane Windows/Doors" are required to replace their windows and doors during the 2024-25 restoration project. Owners should work directly with Safeguard, or a HOA approved vendor, to finance/pay, measure, plan, and replace their own windows/doors.
Jade Beach East Project Coordinator Russ Salem (Condo #303) at 814.341.1677 The coordinator for the project is Russ Salem. Tom Kerwin (Condo #204) at 262.316.0222 will be working with Russ. Members should contact Russ for information on the project and to set up a meeting. Russ is planning to have the contractor measure and order the windows in order of the stack i.e. Stack 1, Stack 2, etc. They should expect Russ to reach out to them. They should not reach out to the contractor until the contractor contacts the them. Financial Commitment If you do not wish to pay cash, the contractor will work with you on financing. There are several financing packages available, one of them is PACE (Zero down/No Credit Check). To qualify for 7% savings, you must pay 50% of the estimated total project or start the financing by June 30, 2024. The 7% savings is the sales tax holiday in Florida for Hurricane/impact windows that expires on June 30th. Payments are 50% upon ordering, 40% when product is delivered and installation begins. 10% upon completing and the inspection is complete and punch list satisfied.
